Planning For Success
Families who have never undertaken the task of a new building project or renovation are usually hit with the overwhelming anxieties of uncertainty that are associated with not knowing what the process is or what to expect next.
We’ve outlined our process to help explain and clarify a few steps in the process and what kind of success roadmap to expect when working with bay architectural studios.

For the site visit & pre-design stage, we walk the site with the client and discuss the brief (what is wanted). Then we dig a little deeper to fully understand the “why” for the brief. We figure out the needs and the pain-points that need addressing. We also get a good idea for budget and timeframes.
We then go away and assess the brief and determine the feasibility of the project. We perform a “design diagnosis” that will highlight any potential barriers such as any local territorial authorities zoning restrictions.
We research the site, the access to the site, how the sun works in relation to the site and also the dominant wind direction and how the site is affected by the natural elements. after all this investigation and research, Bay Architectural Studios is now prepared to approach the design phase with complete confidence in understanding the needs of the client and how the site will respond to the design.

During the concept sketches, BAY Architectural Studios will work through the information from the design diagnosis and sketch up some floor plan ideas, and elevations. We will work with the client til the plans and design start to take shape. It is at this stage that all soil information is considered. A geotechnical report will be required if there isn’t already one available. This is important for the foundation design. With the sketched design, we’ll have a good idea of which consultants would be required moving forward.
Once the client has approved the sketch designs, BAY Architectural Studios will provide a fee proposal for all works moving forward to completion. if the client desires to go with a different architectural professional, the information and planning up to this stage will be useful for any relevant professional.

At the cad concept stage, the sketches will be developed in the computer software where the plans will be more comprehensive. 3d perspectives and elevations will be provided to help communicate the design to the client. It’s at this stage where the client will be able to see what the design and plan will look like.
The client will be able to make any changes. We allow for up to 2 rounds of changes to make any modifications to the plan they desire.
This is also the stage where we will be able to identify if a resource consent is required.
Once these designs and plans have been approved by the client, we will move on to the next stage.

The developed design stage is where the plans are detailed a little further. Materials are selected. Joinery (windows) style are selected and colors are discussed. any engineers or consultants will be engaged. Also, kitchen design and interior design will be consulted/engaged to provide the best solution that is synergistic with the plans and aesthetic.
Truss designs will be secured at this stage and any drainage plans that require specific design by an engineer will also be engaged at this stage.

The plans & specification is where all the relevant details are added to the drawing set. All the design reports and producer statements required from consultants will be incorporated in the plans.
The specification will be a Masterspec specification outlining each product to be used for your specific project. All warranties, guarantees, and relevant product literature will be included here.

In the building consent pack is where all the information required to submit a building consent application is put together. BAY Architectural Studios will submit the application and facilitate any RFI’s (request for information) from the council until the building consent application is approved.
This is then where builder and other relevant quotes are gathered. BAY Architectural Studios will facilitate this process for our clients.

Now that the construction starts, BAY Architectural Studios will provide guidance during the construction to help facilitate any issues onsite. We will work with the contractors during the build to ensure a beautiful outcome. BAY Architectural Studios will also oversee the entire project and manage the project for our clients. (optional)
